Whenever a customer contacts Celsius Home Improvements and is looking for a home extension of any sort whether that be an orangery a conservatory or an extension, we make this process as simple as possible providing you with detailed information to help you make a suitable decision for your specific requirements. i.e. the size of room required, what is the rooms purpose? is there a certain budget that you would like to keep this project under?

all these questions will help us determine what will be available to you and what planning permission or building regulations may be required.

Simple definition of the difference between Planning permission and building regulations:

Planning Permission - is based upon the style, size and look of what you are attempting to construct.

Building Regulations - are based upon how the building is constructed in respect to iinsulation, amount of glazing and brickwork area, roof type, structural components and foundations.

Permitted Development:

Every homeowner has a permitted development right: unless your permitted development has been revoked: we normally only see this when a developer has, in the councils eyes, over developed a site, this doesn't mean you wont be able to have an extension but you will be required to lodge in for appropriate planning permission. Normally your permitted development right for a detached home would be 4m projection from rear evleation of home and full width of home, and for a semi detatched, terrace or townhouse would be 3m projection once again by full width of home.

For larger proposed extensions to your home you will need to consult the council with your proposed development plans. This will also involve the Neighbour Notification process shown in the next section.

Neighbour Notification

The neighbour notification was brought in by the Government to allow homeowners to increase homes to a larger size than the permitted development without a planning fee, saving you £172.00. For detached homes you would be allowed to increase by 8m projection by full width of home. for semi detached, terrace or townhouse you would be entitled to extend to 6m projection by full width of home. The only catch would be that you are required to provide an architectural drawing of your proposed extension and lodge it to the council and they will provide this to neighbours that this will directly effect. This permission has a 42 day period in which the neighbouring properties are allowed to object. If there are no objections the planning permission will be granted. the objection will need clear grounds for objection.

Conservatory Planning

A conservatory in general is considered to be a permitted development, in other words, it doesn't need planning permission as long as it adheres to the limits below:

  • No extension forward of the principal elevation or side elevation fronting a highway.
  • No extension to be higher than the highest part of the roof.
  • Maximum height of a single-storey rear extension of four metres.
  • Side extensions to be single storey with maximum height of four metres and width no more than half that of the original house.
  • No extension forward of the principal elevation or side elevation fronting a highway.
  • No verandas, balconies or raised platforms.

    Planning your Orangery

    Many orangeries are exempt of planning permission, but depending on the criteria of your orangery, you may need it. You can leave this up to us, we will let you know if planning permission is required when we survey your home and obtain it for you if it is needed.

    How to obtain Planning Permission and Building Regulations?

    Planning Permission

    If you do require planning permission this will need to be submitted via your local council. Architectural drawings need to be submitted as part of the proposal.

    There is an estimated waiting period of 8 weeks before you will get a response to your proposal.

    Building Regulations

    Building regulations need to be submitted to a separate department of the local council than planning permissions.

    Building regulations are based upon how the building is constructed in respect to insulation, athe mount of glazing and brickwork area, roof type, structural components, the movement of external doors, and foundations

    Planning Permission Fees

    Full Planning Permission - If you required to submit a full planning permission proposal the fees are £172.

    Certificate of Lawful Development - is there to give you peace of mind if you feel a little bit unsure about wether or not you should apply for full planning. With this is a option you would only pay half the planning fee (£86). You would still have to provide full architectural drawings and you would have an 8 week period in which to wait until a decision will be made for approval.
